PREPARING FOR PHOTOGRAPHY

Preparing your home for real estate photography is crucial for attracting potential buyers and getting the best possible price for your property. Here are some instructions for preparing each area of your home for real estate photography: 

Kitchen

  1. Start by removing all clutter from your countertops and kitchen table - Clear away all small appliances, dish racks, and other items that may be taking up space.
  2. Wipe down all surfaces, including your appliances, cabinets, and countertops.
  3. Wipe windows and sliding glass doors to remove any handprints or animal prints.
  4. Remove all magnets, photos, and other items from the fridge. 
  5. Ensure that all dishes are put away and that the sink is empty.

Main Living Areas

  1. Remove any clutter, including magazines, toys, and personal items. 
  2. Check under couches and chairs for items that may have fallen underneath.  The camera may highlight those items that you normally don't see.
  3. Arrange your furniture to create an open and inviting space. 
  4. Fluff your cushions and pillows, and ensure that your curtains are open to let in natural light.
  5. Turn off the TV and hide all remotes.

Bathrooms

  1. Clear all surfaces of any toiletries, including toothbrushes, soap, and razors. 
  2. Remove any used towels or bathmats and replace them with fresh, clean ones. 
  3. Wipe down all surfaces, including the sink, shower, and toilet, and ensure that the toilet seat is down. 
  4. Keep the shower curtain open to make the room appear more spacious. Put away shampoo, conditioner, soaps, etc.
  5. Clean the mirror with a squeegee to minimize smear marks.  Vanity lights can exaggerate those marks.

Bedrooms

  1. Remove any clutter from your nightstands, dressers, and other surfaces. 
  2. Make your bed with clean, fresh linens and ensure that your pillows are fluffed. 
  3. Remove everything from under the bed.
  4. Clear away any items from your closet floors or shelves and consider removing some items to make your closet appear more spacious. 

Exterior

  1. Trim any overgrown plants or trees, mow the lawn, and remove any toys or clutter.
  2. Clean-up after pets including toys, water dishes and waste.
  3. Clean and arrange any outdoor furniture and accessories, such as patio chairs and umbrellas, to create a comfortable and inviting space. 
  4. Remove dead or dying potted plants and replace with new, bright plants.
  5. Uncover pools and hot tubs.
  6. If possible, water the grass daily a week prior to photography for a green, lush lawn.


Remember, being prepared is the best way to get the best photos and marketing for your home. According to a study by Zillow, homes with clutter-free, clean photos sold 32% faster than homes with cluttered photos. 

Another study by Redfin found that homes with professional photos sold for $3,400 to $11,200 more than homes with amateur photos.
